Independent Trust Structure

Each property sits inside its own Home Trust, governed by the Master Trust Deed. The assets of one Home Trust cannot be used to meet the liabilities of any other Home Trust. This separation protects investors and ring-fences every property.

Funds Held on Bare Trust

All investor money is held by Homeshare Trustees Limited in a dedicated trust account with a New Zealand-registered bank. Wallet funds are always kept separate from Homeshare’s operating accounts.

Monthly Reconciliations and Oversight

Rental income, distributions, and secondary-market transactions are reconciled monthly and reviewed as part of Homeshare’s annual assurance audit. This process is required under the FMA Sandbox conditions and monitored by licensed auditors.

Strict Compliance With NZ Law

Homeshare operates under the Financial Markets Conduct Act and within the FMA Sandbox 2025. Our structure, custody model, and trust arrangements have been reviewed by MinterEllisonRuddWatts (legal) and The Compliance Company (compliance).

Fully Insured Properties

Every property is insured by an insurer rated at least AA- (Very Strong), including cover for natural disasters, loss of rent, and tenant-related damage.
