    Fees & Management

    First Home Buyers

    First Home Buyers enjoy discounted transaction fees to make entering the property market more accessible. These fees cover Homeshare’s operational, legal, compliance, share registry, and reporting costs.

    Homeshare is currently only available to wholesale investors. These fees will apply once retail investment opens.

    To qualify for lower fees, you must meet the First Home Buyer criteria.

    Other Investors

    Standard fees apply to wholesale investors and non-First Home Buyer investors. These fees cover Homeshare’s operational, legal, compliance, share registry, and reporting costs.

    Management Fee

    Each property is managed either directly by Homeshare or by a trusted third-party property manager. The management fee is deducted from rental income and reflects the level of service required based on the property’s age and complexity.

    Typical management fees:

    • Properties under 10 years old: 7.5%
    • Properties aged 10–20 years: 8.5%
    • Properties over 20 years: 9.5%

    The exact fee for each property is clearly shown on its listing page. The management fee % is calculated on gross rental income.

    Management fees cover:

    Tenant Sourcing

    Advertising vacancies, screening applicants, and securing reliable tenants.

    Rent Collection

    Collecting rent, managing bonds, and handling lease agreements.

    Maintenance and Repairs

    Coordinating repairs, maintenance, and property upkeep.

    Routine Inspections

    Conducting regular inspections and reporting on property condition.

    Maintenance Costs

    Maintenance costs (such as routine maintenance, repairs, renovations) incurred will be first covered by rental income, are are shared among investors based on ownership percentage.

    At Homeshare, we believe in complete transparency.

    All buying, selling, and management fees are clearly outlined upfront before you invest. While maintenance costs can vary, that's simply part of real property ownership—but we keep you informed as these costs arise. Detailed property reports, including LIMs and builders reports, are provided upfront so you know the condition of the property before purchasing.

    Homeshare does not charge fees for:

    Wallet Top Ups

    (No fees for adding funds to your Homeshare account)

    Withdrawing Funds

    (No fees for withdrawing funds to your bank account)

    Listing Shares for Sale

    (Free to list, only a 1.95 to 2.95% fee upon successful sale)

    Portfolio Management

    (No ongoing AUM fee on your total portfolio)

    Example: If you purchase $1,000 worth of shares, the transaction fee would be $9.50.
